在全球化大潮之中, 国际间交流日渐深入, 国家间人口流动已经成为一种常态。人们的生活离不开“衣”“食”“住”“行”等很多方面, 而其中“住”作为人类生存的必需方面更是与人们生活息息相关。我国同英国分别作为亚洲和欧洲的大国, 两个国家之间的交流变得越来越重要。这种趋势的一个典型例证就是我国学生赴英留学人数稳步增长。我国很多大学生都把英国作为留学目的地, 据统计, 在英国留学的中国学生已经超过15万人次。此外, 还有相当多的同胞在英国工作或生活, 他们需要满足自身的居住需求。此外, 随着我国人民的逐渐富裕, 很多投资者将目光投向了英国房市, 在英国购买房产作为投资。这些就带来了我们对于英国房产租入或购买的需求。针对这一情况, 对于英国房产广告的研究就显得十分必要了。
因为英国国情和文化传统同我国存在巨大差异, 所以英国房产市场和我国也有很大不同。
首先便是房产类型的不同。自改革开放之后, 我国的城市化水平获得了极大提高, 现如今已有一半以上的人口居住在城市之中。而由于城市中人口密集, 所以我国绝大多数城市人口都居住在公寓单元式房屋之中。现代汉语中“房子”的意义已经转变成了城市之中的公寓住所。对比之下, 英国的情况则有很大不同。由于城市化进程在英国早已完成, 甚至在近几十年, 英国已经出现了逆城市化的趋势, 所以相当多特别是有一定经济基础的英国人大多居住在郊区。这种房屋类似于我们所称的“联排洋房”或“独立洋房”, 他们称这种房屋为“house”而把公寓式房屋称为“flat”。正因如此, 在租房或买房之前, 房屋的类型是首要关注点。
其次, 受到传统文化和城市化进程的影响, 我国对于房产的判断的一个重要依据是离中心城市或是城市中心的距离。比如, 在我国, 一线城市的房价普遍要高于其他城市;具体到一个城市之内, 一般距离城市中心越近房价越高。而英国的情况与此不同, 人们对于居住的社区十分看重。所以, 生活便利、环境安全的社区更容易受到人们青睐, 而这些社区并不是按照距城市中心远近排列的。很多优质社区位于城市郊区甚至在城市周边的小镇之中。
另外, 与我国按房产面积也就是按照平方米数计算价格的方式有所不同, 英国房产大多按照房内房间的种类和数目作为房产大小的衡量标准, 进而成为计价依据。如“1bedroom flat”, “4 bedroom detached house”指的就是一卧室的公寓和4卧室的独立房子。房产的大小主要是通过卧室的多少来显示的, 也可以用来衡量一处住宅适合多少人居住。正因如此, 在大多数英国房产广告中, 没有房产面积的描述, 取而代之的则是对房间数量和种类的概述。比如说, 很多广告中会提到卧室或是起居室的数目或有无储藏间、车库等。这样我们就需要在理解广告时对此特别注意。
二、房产广告的翻译特点及难点分析
笔者认为翻译本质上是一种跨文化交际活动。在翻译过程之中, 译者的任务是将原语言的内容、含义以及隐含其中的意义完整地转换到目标语言之中。要实现这一目的, 翻译不仅需要跨过语言的障碍, 还需要跨过文化的障碍。语言作为深深嵌入到文化之中的有机组成部分, 如果要对其进行翻译, 翻译者就必须从文化和语言体系中, 将所要翻译的内容从原有文化体系中进行解构和分析, 随后在目标文化中, 根据解构和分析所取得的成果, 对内容进行复制和重构, 从而使翻译的成品融入目标文化之中;并且全新构筑的系统应该像原语句在原文化中所发挥的功用一样。在重构文化体系中, 翻译结果也必须承担与原文在原文化情景中同样的功用, 才能实现完整翻译。
如果将翻译的这一要求具体到房产广告上, 很多内容则是需要翻译者格外注意的。如果不能对这些内容进行完整翻译则会影响翻译的效果。对于身处异国他乡的同胞来说, 找到一个合适的居所是极其重要的。在这种情形之下, 翻译者对房产广告进行准确翻译, 使读者完全理解英国房产广告就变得十分关键了。由于英国房产广告绝大多数是基于英国文化而写的, 所以对于英国房产广告的翻译首先就需要在英国文化体系之中对它进行解构, 而后在我们的文化体系之中进行重构。这一过程之中, 翻译者往往会遭遇一系列的文化不同甚至是隔阂所造成的障碍, 这就给翻译带来了一定的困难。例如, 上文中曾提到中英文化对于房产的分类不同。如果翻译者将广告中出现的“house”直接翻译成为“房子”而不加任何注解。对一个对英国文化不了解的我国同胞来说, “房子”则就很有可能被理解成我们文化中的“单元房”, 而不是广告中原来所表达的“独立房屋”。再比如, 之前所提到的两种文化对于房屋面积的表达方式不同, 也可能会对翻译的结果造成影响。如果房产广告之中出现“1 bedroom”或“4 bedroom”。它们的字面意义分别为“一居室”和“四居室”。但是在翻译过程中, 翻译者不能照此翻译。因为在对英国房产不了解的情况下, “一居室”和“四居室”并不能完全让人体会出房产面积的大小。在此情况下, 如果翻译者在译文中对英国房产的居室面积和房屋格局进行注解, 那么房屋的面积就能很明白地被读者理解了。
房产广告大致可以分为售房广告和出租房屋广告两种。这两种广告所涉及到的词汇和文化点有所不同, 所以在翻译这两类广告时, 翻译者需要注重的方面也略有不同。下面就选取了一则售房广告以及一则出租房屋广告来对此进行阐释。
一则英国售房广告中出现了下面一段话:
Available with no forward chain
A well presented and much improved semi-detached house
The property is suited to first-time buyers, has the benefit of PVC double glazing and central heating with combination boiler which was fitted in2014.
Newly decorated and carpeted throughout.
White goods and garden shed included.
阅读过后, 可以发现这则广告中所有的词汇都是简单的, 容易理解的, 但是这段话的翻译却涉及文化因素。如果译者不能进入到原始语言环境和社会语境之中, 那么这段广告的翻译是无法完成的。具体到这段话的用词来说, 第一个需要解决的文化因素便是“no forward chain”。这个词组的字面意思是“向前的链条”, 在绝大部分语境之中, 这个词组确实表示这一意思。但是在卖房语境之中, “forward chain”所表示的意义则是“不需要等待原房主腾房, 交钱即收房, 无需等待”;再比如词组“semi-detached”从字面意义进行解释, 可以理解为“半分离的”。在房产广告之中, “semidetached”实际上意味着“处在联排房屋的两端”。如果翻译者能把这个意义带入到中文房产广告语境之中, 把这一词组翻译为“把边”可以说是非常恰当的;另外, 单词“glaze”的常用意义为“施釉面”或者是“抛光”, 而在房产广告中“double-glazing”如果照此翻译为“具有两层釉面的”, 那么其意义便无法与上下文相适应, 无法形成有效翻译。实际上, 在此情景之下, 这个词组应该翻译为“双层玻璃”。在这则广告之中, 房产售卖者为了体现房屋的保温性能, 特意描述了此房产是有central heating (集中供热) 的, 如果按照字面意义翻译为“双层上釉”的话, 则无法体现房屋的保温特点;最后, 则是对“white goods”和“garden shed”的翻译。要解决这两个词组的翻译首先必须回到这则广告所涉及的这类房产的特点上。与我们国家的房产市场上全新的商品房占多数的情况有所不同, 英国市场上出售的房产绝大部分都是二手房屋, 并且在房屋售卖的时候, 房屋已经进行了一定的装修, 有附赠的家具;“white goods”在这里不是指“白色商品”或者是更加引申的“塑料制品”, 而是指大型家电。因为绝大部分的家电的传统色调都是白色, 所以这些也会被称为“white goods”。此类英语俚语的翻译, 一直是中国学生面临的难点之一, 要克服此类难点, 则需要进行大量阅读, 大量积累。至于“garden shed”, 一般来说, 在英国的非公寓型的房产都会有一个后院, 如果后院较大, 会被称为“garden”;而如果后院较小的话, 则会被称作“yard”。而“garden shed”则是指放置在后院的小型棚屋。
再例如下面一则出租房广告。

“Studio”虽然最常见的意义为“工作室”, 但是“Studio flat”一般意义是指一居室公寓。随后, 广告中提到“deposit payable”。尽管“deposit”一般是指“往账户中存钱”, 但是这里是指需要支付押金以防止租客损毁房间设施。之后, 广告提到“Has a separate kitchen area”, 因为房产的类型为一居室公寓, 所以公寓之内不可能有独立的厨房, 而是有一个相对隔开的做饭区域。这一句的翻译就涉及到了对于“studio flat”这一文化特征的理解;如果之前不能理解房产的性质, 那么这一句也就无法正确翻译了。广告中还特意强调了租房人比较关心的生活设施, 做饭的区域有fridge freezer (有冷藏的冰箱) , cupboard (厨柜) , dining table (餐桌) , chair (椅子) 等, 而卫生间里面, 则有shower (淋浴) , wash hand basin (洗手盆) 等。在后一段之中, 广告提到的“double bed”则是指双人床, 而不是两张床。同样的情况还存在于宾馆的房间情况之中, “double room”是指有一张双人床的房间;与此对应的则是“twin room”, 则是指有两张单人床的双人房间。在广告的最后, 发布者还交代了房租包含了所有的相关费用, 包括WIFI。
对比两则广告, 我们不难发现, 与卖房的广告相比, 租房广告更细节化, 更注重对房屋设施的详细描述;因为社会需求和国情需要, 租房广告面对的受众数量更大, 教育层次差异也更大。并且由于租房比卖房更需要明确规定出租和承租双方的权利和义务, 所以在租房广告中包含了更多文化内涵。所以在翻译租房广告之时, 翻译者更需要注意文化因素以完成翻译。
三、结语
在全球化的今天, 每个人都有可能成为跨文化交际活动的参与者。社会生活的方方面面都浸润着特定的文化因素, 房产广告也不例外, 并且社会中的每一个人都是特定文化的承载者。这样在房产广告的翻译过程中, 文化因素便扮演了重要角色, 发挥重要作用。由此, 在对房产广告翻译过程之中, 翻译者应该重视文化因素的重要性。只有在翻译中, 时刻注意文化因素在原文和成品两种语言环境之中所扮演的角色和所起的作用, 并且在翻译过程中始终保持两种文化的对等和平衡, 翻译才能顺利进行。

国外旅游签证

4、住宿问题。由于是自助游，除了酒店，我们还联系了几家当地的家庭旅馆。这些旅馆无法出示邀请函，但可以提供网址链接和电话（详见行程单）。我们会提前预定，确保住宿和安全。
